One steel building, six private bays
New-construction contractor and flex space in White Township, Indiana County: a pre-engineered steel building of about 12,000 SF, 200 by 60 feet, divided into six 2,000 SF bays, each 33 feet 4 inches wide by 60 feet deep. Glass storefronts face the north parking lot; drive-in doors open onto a south service apron.
Final specifications will be published when engineering is complete. Pre-leased tenants review and approve their bay layout before construction.
How big is each bay?
Each of the six bays has 2,000 SF on the ground floor (33'-4" wide by 60' deep) plus a second-floor mezzanine across the front, 20' deep (about 667 SF), for an office, storage or a break area. The ceiling under the mezzanine is 10' high, and the shop floor behind it is open to the roof.

On the Shelly Drive corridor in White Township, Indiana, PA 15701, minutes from downtown Indiana, IUP and the Route 286 / US-119 corridors.
What kinds of businesses is it for?
Small trade and service businesses that need an overhead door, power and room to work: lawn care and snow removal, plumbing, electrical and HVAC contractors, vehicle detailing, print and sign shops, construction and remodeling contractors, and e-commerce storage.
Does each bay have a drive-in door and power?
Yes. Every bay has its own insulated overhead drive-in door and a private entry door, with separately metered electric: 200A service standard and 3-phase available on request.
Is there room for trucks, trailers and equipment?
Yes. Behind the building is a large paved service lot in front of every drive-in door, and beyond it a gravel yard for trailer and equipment parking, all on a level 2.27-acre parcel.
How do I reserve a bay?
Send an inquiry or call or text Tony Medvetz at 724-388-0467. A Letter of Intent and a $1,000 reservation deposit hold your bay. The deposit is fully refundable until lease signing and is credited toward your first month’s rent.
What lease terms are available?
Leases run 1 to 5 years, and longer terms get better pricing. Rent begins when your completed bay is delivered.
